Mayakoba Residences and Banyan Tree Residences Mayakoba are pleased to present you with an opportunity that allows you to enjoy your vacation home and enable your Villa to work for you while you are not in residence: The Banyan Tree Rental Program.

As an Owner of a Banyan Tree Residence at Mayakoba you will be eligible to join the Banyan Tree Rental Program offered by Banyan Tree Resort Mayakoba. Through the Banyan Tree Rental Program, Banyan Tree’s marketing network works for you to create the opportunity to generate income toward your Villa ownership.

BT Villa Owner* Occupancy

In order to allow Banyan Tree to do their best efforts to work for you, your occupancy of your Villa will be guided by special reservation and length of stay arrangements through which you will be able to reserve 63 days each year for your Villa Personal Use and enjoyment at no rental cost. These 63 days will be balanced in such way, that the revenue of your unit is maximized, while allowing you to enjoy your property in the best weeks of the year. Below is a brief description:

For your convenience, you may choose to stay from 4 up to 21 continuous nights.

When you wish to stay a little longer than the Villa Personal Use time in either Season, you may reserve time in your Villa on a space available basis, during either Season, at 30% less than the best available rate shown on www.banyantree.com. During those stays, you still share in the room rental revenue which reduces these stays to almost 50% off the best rates while you enjoy all the benefits of a Resort Guest (“Additional Stay”).

A BT Villa Owner may invite unaccompanied guests to use his/her Villa during Villa Personal Use at no additional charge just by following the standard Villa Personal Use process. To benefit from the Additional Stay discounts, at least one of the recognized BT Villa Owners must be one of the parties present in the Villa.

Revenue

When you are not using your Villa Personal Use time you receive 30% of the room rental revenue (after tax & service fees) each time your Villa is rented to a Resort Guest.

BT Villa Association Assessments and other fees

As long as you are a participating owner in the Banyan Tree Rental Program the BT Resort Owner** pays your regular annual Association Assessment and Shared Facilities Fee – depending on your Villa type this could represent savings of approximately $30,000 per year.

Replacement Reserve Contribution

While you participate in the Banyan Tree Rental Program you will be asked to deposit 3% of the room rental revenue into a special account held by the BT Resort Owner to make repairs and replacements of your furniture and fixtures as needed.  These funds typically add up over time and will help protect the long term functioning of your Villa.

Rental Term

Your commitment to the Banyan Tree Rental Program can be renewed every three years.  However, if it no longer fits your lifestyle, you may give notice that you wish to terminate your participation one year in advance of the date you want to exit the Banyan Tree Rental Program.

Owner Benefits

The participating BT Unit Owner will be eligible for the Banyan Tree Residences benefits program available at the time of usage.

Stays at other Banyan Tree Resorts around the world:  Through your participation in the Banyan Tree Rental Program you are eligible to enroll in the Banyan Tree Residence Exchange Program (www.banyantreeresidences.com) which allows you to have approximately one week or more of “reciprocal use time” at other Banyan Tree Resorts around the world.
